Through the assessment and certification process, the standard recognises and reflects the performance of the building once improvements have been made to the external envelope, structure, core services, local services or interior design of a building. The standard includes specific assessment criteria for heritage buildings that take into account the constraints on these types of projects. Once an Assessor has been appointed, and early appointment is recommended, they will undertake a number of site visits. These visits typically occur at least once during the design stage and once just after the building has been refurbished or fitted out. The assessor requires evidence to support the design and refurbishment work decisions for the performance claimed, agreed during the design of the project, and checks they have been fully implemented so that the benefits of the schemes application can be realised. Please view the Technical Standards Tool to find out which new construction standard is applicable within your country. This can only be achieved by working with forward thinking third parties who demonstrate skills and understanding in this area. Visit our training page for further details. Or if your want to start an assessment of your project, visit our listings page and find a licensed BREEAM Refurbishment and Fit-Out Assessor in your location. The training will introduce you to the BREEAM Domestic Refurbishment scheme and the assessment process. It is designed to help building owners and occupiers save operating costs, reduce the environmental impacts of refurbishments and to increase the sustainability of existing building stock. Please note that it is a requirement that once qualified your organisation must hold a BREEAM licence agreement in order to offer and carry out BREEAM assessments. BREEAM (Building Research Establishment Environmental Assessment Method), first published by the Building Research Establishment (BRE) in 1990, is the world’s longest established method of assessing, rating, and certifying the sustainability of buildings. At Thomson, we can assist you with the ecological side of your BREEAM assessment. What does BREEAM assessment involve. Ecological data will be collected by our teams of ecologists on an initial site visit. This is then used to prepare a BREEAM assessment report to fulfil the specific requirements of each issue. The work undertaken includes: an assessment of the ecological value of the site and how this will change post-development, recommendations for protection of ecological features and mitigating impact, recommendations on how to enhance the site for ecology, and an assessment of the long term impact on biodiversity, which can involve production of a five-year management plan for the development. You are in safe hands Our consultants meet the Suitably Qualified Ecologist (SQE) criteria as stipulated in the BRE guidelines. Working with our clients, they will maximise the credits available for each criteria. Additionally, at the post-construction stage, site visits can be undertake in order to assess and verify ecological compliance. The evidence gathered at this stage facilitates the allocation of credits for gaining certification. Its categories evaluate energy and water use, health and wellbeing, pollution, transport, materials, waste, ecology and management processes. Buildings are rated and certified on a scale of 'Pass', 'Good', 'Very Good', 'Excellent' and 'Outstanding'.It helps them to successfully adopt sustainable solutions in a cost-effective manner, and provides market recognition of their achievements. The first version for assessing new office buildings was launched in 1990. This was followed by versions for other buildings including superstores, industrial units and existing offices. {-Variable.fc_1_url-

The development of BREEAM then accelerated with annual updates and variations for other building types such as retail premises being introduced. In 2014, the Government in England signalled the winding down the Code for Sustainable homes, since then BRE has developed the Home Quality Mark which is part of the BREEAM family of schemes. International versions of BREEAM were also launched that year. This revision included the reclassification and consolidation of issues and criteria to further streamline the BREEAM process. The latest update of BREEAM UK New Construction was launched in March 2018 at Ecobuild. Its regular revisions and updates are driven by the ongoing need to improve sustainability, respond to feedback from industry and support the UK's sustainability strategies and commitments.Developers and their project teams use the scheme at key stages in the design and procurement process to measure, evaluate, improve and reflect the performance of their buildings. This scheme makes use of assessment criteria that take account of the circumstances, priorities, codes and standards of the country or region in which the development is located.A scheme for non-housing refurbishment projects is being developed and is targeted for launch in early 2014. The launch date will be announced once the piloting and independent peer review processes has been completed. It rates new homes on their overall quality and sustainability, then provides further indicators on the homes impact upon the occupants 'Running costs', 'Health and wellbeing' and 'Environmental footprint'.There are currently NSOs affiliated to BREEAM in:They can be produced from scratch by adapting current BREEAM schemes to the local context, or by developing existing local schemes.Where such measures do incur additional costs, these can frequently be paid back through lower running expenses, ultimately leading to saving over the life of the building. http://akbmodel.com/wp-content/plugins/formcraft/file-upload/server/content/files/16285d1ff83b84---C-action-wincc-manual.pdf

The findings included, for example, that 88 think it is a good thing, 96 would use the scheme again and 88 would recommend BREEAM to others. There is growing evidence, for example, that BREEAM-rated buildings provide increased rates of return for investors, and increased rental rates and sales premiums for developers and owners. It found, for example, that these buildings achieved a 21 premium on transaction prices and an 18 premium on rents.Retrieved 8 May 2014. It has been designed to manage the whole project team and keep all projects and evidence documents in one place, taking the hassle out of managing this process through email or fax and separate tracking spreadsheets. Ultimately the Assessor is responsible for co-ordinating and approving documents that the project team have provided. All members of the project team will be given their own login to access their projects. Do I have the ability to set up a different address for each domestic unit. The assessment of credits should be used on a worst case scenario per credit and dwelling similar to the way Code is set up on the IES TaP system. We will be working with the BRE over the coming months to get the IES TaP for Domestic Refurbishment product streamlined with the BRE Online submission system, however for the interim you are unable to submit for Q and A via our system and the evidence should be allocated from IES TaP in to the relevant BRE tool area. The IES TaP BREEAM Domestic Refurbishment Product can still be used as an evidence gathering tool for all dwellings. It should be noted that for non-domestic refurbishment schemes, currently the BRE require all projects to submit for QA and certification via BREEAM Projects. anxuetang.com/upload/files/canon-700d-manual.pdf

When your project is ready for submission and BREEAM Projects has been updated with the relevant scores, download the Document Archive from IES TaP and upload to Man 01 in BREEAM Projects, with a comment explaining that the evidence file has been compiled in IES TaP and is therefore accessed via this issue. The zip file contains all approved evidence documentation along with a master spreadsheet list all document references and pertinent information the BRE require for their QA review. This is an interim solution while we are working with the BRE to integrate IES TaP to and BREEAM Projects more fully for submission. This means all users can access their projects anytime, anywhere, from any computer or device with an Internet connection. All data transfer is 256bit SSL encrypted which means it cannot be read by anyone else. All data is backed up daily to prevent any data loss in accordance with industry best practice. Completed projects will have their documents archived. This means you do not have to worry about going over your email size limit if using a manual email approach. I would like to use IES TaP for BREEAM system to help me gather the documentation and other supporting evidence to support Post Construction Review and submit this to the BRE for QA. Can the IES TaP system facilitate this. It has been updated and expanded since its creation in 1990 to keep in line with current Building Regulations, address different building types and include advances in technology. The fully integrated (shower valve, controls, isolation valves and pipework) panels are assembled and pressure tested in our factory. Once on site, installation can be extremely quick and easy: hang the panel on the wall, ensure hanging true, secure the 4 concealed fixing screws and then connect the water supplies. Horne shower panels are also fully pre-plumbed assemblies that integrate pipework, thermostatic valve and controls with the shower head in a single unit that is quick and easy to install. Material wastage on site is therefore kept to a minimum. This is a central theme in all Horne designed products. Integration of associated componentry (check valves, strainers, isolating servicing valves, T off to cold tap) also adds features without adding significant manufacturing cost. Horne surface mounted shower panels are pre-plumbed and pressure tested in our factory and so installation on-site can be very quick and easy - requiring only to be hung on the wall surface and the water supplies connected. The Optitherm thermostatic tap is a single modular unit hosting a thermostatic mixing valve, a hot water tap and a cold water tap, that is easily affixed to IPS panelling and the water connections made up. Installation is therefore fast, easy and simple to cost when using Horne products. Flow regulators or restrictors in basin TMVs and showers contribute to cost effective operation (see also Water Consumption below). Access to the valve internals is also straight-forward without the need to remove the panel from its mountings. The Optitherm thermostatic tap is also fully accessible from tile side and there is no need to remove wall paneling, which has Health and Safety implications for the FM providers involved as well as potential pathogenic contamination risks to patients. Maintenance procedures do not require any specialist skills, but technical assistance is offered via our technical helpline, online maintenance training and FOC face-to-face maintenance training seminars. Otherwise, disassembly into the constituent parts and materials for reuse or recycling is straightforward and contributes significantly to cost recovery. Manually mixing to a set temperature takes time, and the tendency to over-adjust wastes pre-heated (i.e. energy rich) water. As the inventors of the thermostatic mixing valve with a long history of refining the technology, we have designed our valves to achieve the highest accuracy of thermostatic control on the market. Horne TMVs and shower valves will accurately and consistently control to the set temperature even when the difference between the hot water supply temperature and the set temperature is as little as 5K. Non-Horne TMVs and showers require a minimum of 10K between H and M temperatures. Horne valves are therefore significantly more energy efficient. In our experience, there is a tendency to oversize the mixing valve for the application, which results in wastage of (previously heated) water that has cooled to ambient temperature between usages. This also has negative implications for the Water Quality as deadlegs take longer to drain and stagnation increases. Horne’s Valve Sizing Tool can help to determine the optimum size of valve for any group mixing application and therefore contribute further to energy and water savings. Data for Horne relevant fittings is given in the table below. In non-healthcare applications the Optitherm could achieve 2 credit s. Timed flow controls can also be specified to reduce water wastage when a shower is inadvertently, or deliberately, left on. 2 - 3 credits available. Often the (now ambient) deadleg will be purged to drain and usage of the fitting will only occur once warm water has reached the outlet. The greater the pipe size, the greater the deadleg volume being wasted. This also has negative implications for the water quality as stagnation increases. Our Valve Sizing Tool can help to determine the optimum size of valve for any group mixing application and therefore make a significant contribution to energy and water savings. Flushing at this point, upstream of the thermostatic valve, allows higher flow rates and velocities to be achieved. This change in flow regime upsets the previous equilibirum (of normal flow usage) and shear forces increase at the internal pipe surfaces, sloughing off excess biofilm and carrying it away in the flow to drain. With biofilm periodically kept in check, its ability to disperse and seed downstream is effectively managed and water quality can be maintained. The optimal valve size provides for the required flow rate at peak demand and accommodates the diversity factor (i.e. if peak demand uses Water Consumption and Energy Use Reduction ). To minimise stagnation and bacteria proliferation, it is preferable to keep the deadleg volume as small as possible (whilst still attending to peak demand flow rates). Our Valve Sizing Tool can assist in determining the optimal Horne TMV for your group mixing application. All designs also facilitate easy access to and maintenance of the water systems using the product-specific Flushing Kits and our site Monitoring Kit. Low cost spares and accessories further extend their operational life.Providing the original module has been adequately maintained, it may also be suitable for re-use in another appropriate location. Horne shower panels are also fully pre-plumbed assemblies that integrate pipework, thermostatic valve and controls with the shower head in a single unit that is quick and easy to install. Material wastage on site is therefore kept to a minimum. For example, the packaging in which a finished Optitherm thermostatic tap is shipped also brings its component parts from our supplier and this has been designed specifically for cardboard waste reduction. In addition, much of Horne packaging is made of recycled, reused and recyclable materials such as cardboard, wood and plywood. This has a positive impact on the volume of waste generated during the construction phase. Certificate No. FM 01224. For smaller buildings, the fees are largely unchanged but fees will rise considerably for larger buildings, particularly those over 5,000m2. A password reset link will be sent to you by email. Existing buildings make a large contribution to energy consumption and CO 2 emissions, therefore refurbishing existing buildings is an essential strategy to achieve the commitment. There is no single assessment scheme for building refurbishment in Malaysia and hence, this study aims to develop a comprehensive list of assessment themes and sub-themes for building refurbishment purposes. It examines and compares 10 assessment schemes from various countries: BREEAM, LEED, CASBEE, BEAM Plus, GBLS, Green Star, HQE, Green Mark, GBI and MyCrest. The findings revealed fourteen themes that were considered for assessment: management, sustainable site, transport, indoor environmental quality ( IEQ ), water, waste, material, energy, pollution, innovation, economic, social, culture and quality of services. Energy and IEQ are dominant themes in all assessment schemes. Most of the schemes are considered relatively weak in evaluating economic and social aspects, in comparison to environmental aspects. The assessment of quality of services is overlooked in most of the schemes, including GBI and MyCrest in Malaysia. Outcomes from this paper will form the baseline for a new environmental assessment scheme that aimed at non-domestic building refurbishments in Malaysia. A new model is proposed for the development of an environmental assessment scheme in the further stage. Published by Elsevier Ltd. Recommended articles No articles found. Projects which seek higher BREEAM certification, for example BREEAM Excellent, will appoint BREEAM AP at an early stage in the project to guide them through the BREEAM process. This contact between the BREEAM AP and Design Team can assist in Project Team collaboration and streamline the Assessment process. This is perhaps reinforced by the main focus often being on the Assessor rather than the AP. Indeed, even appointing an AP can be seen as a “box ticking exercise” rather than helping the DT create a more sustainable project. Perhaps this can be compared to the old joke where the barman asks the customer whether he wants a tray for their drinks and he replies, “don’t you think I’ve already got enough to carry?” BREEAM ought to be seen as the tray helping the DT carry the project instead of “yet another thing to carry”.As Home Quality Mark (HQM) the residential equivalent to BREEAM, is not mandatory client's generally never take an interest in subscribing to an HQM scheme. The perception is that BREEAM adds to the cost.It is critical to engage the design team early on to ensure that they understand the complexity of the Standard and that it can add significant richness to the project’s design if discussed with the design team (and other relevant stakeholders ) from day one.
